Art in LA? Yes. Art in LA.

I'm very excited about this event...

From the website:

"Pacific Standard Time is a collaboration of more than 50 cultural institutions across Southern California coming together for the first time to celebrate the birth of the L.A. art scene. The celebration begins October 2011 and runs to April 2012."

The video at this link says it all:

HOW low will it go?

R.M. Schindler's James Eads How House was REDUCED again today.  This 1925 masterpiece by one of architecture's true icons has been languishing on the market since September of 2008. It was originally listed for $4,995,000 and has been plummeting ever since. It is now available for a steal at $1,695,000.

Don't wait for it to become a short sale. It will be gone before that happens. The home was purchased in 1985 for exactly $245,000.  Actually, some spectacular renovation techniques and attention to Schindler's original intentions have been employed since the mid 80s, so the seller has quite a lot of dough rolled up in this pad!

I have seen it twice on Caravan.  It really is a treat.

4 Bedrooms. 2.5 Bathrooms. 2,426 SF. 14,461 SF Lot. Built in 1925.  Cost/SF @asking= $698.68

HOW low will it go?  Eventually it will sell, proving the old saying:  There is nothing in Real Estate that price can't solve.

Someone will buy it.  Will it be you?  Let me know if you are ready to buy this house... or any house!

Frankie's Son

After 10 years and a complete restoration/upgrade, Frank Lloyd Wright Jr.'s Mayan temple on Franklin is back on the market.  Have you driven past it hundreds of times like I have, wondering WTF is behind those gates? Today I got my answer... It was a treat to see it today on Caravan; truly a wonderful piece of architecture... a lush homage to Mayan culture and just minutes from Jumbo's Clown Room!

7 Bedrooms. 4 Bathrooms. 5,600 SF. 14,630 Lot. Built in 1927. $4,200,000.

If you want to buy it...  Shoot me an email!

Views. Location. Price.

Hitting the market this week is a spectacular Silver Lake Townhouse overlooking the Reservoir with views of the Griffith Park Observatory and the Hollywood Sign.  It's a 2 Bedroom, 2.5 Bathroom Mediterranean style building with just 8 units.  #7 is spacious, light and bright with balconies, skylights, a patio and more.  At 1,583 SF of living space and priced at only $540,000, we have a $/SF of about $340 which by Silver Lake standards is cheap!

2279 Glendale Blvd. #7 LA 90039.  2+2.5. 1,583 SF.
